Termination of Tenancy
When terminating an indefinite-term lease agreement, the tenant’s notice period is one calendar month, so if you are moving out on September 30th, you must terminate your apartment no later than August 31st.
Termination must always be done in writing, either through an online form or, for example, via email.
You need to log in to the service using online banking credentials or a mobile ID. (If you do not have them use this form)
Each tenant listed on the agreement must submit their own notice. A self-composed termination notice is also valid. The termination notice must always be carefully filled out, dated, and signed.
Pre-inspection
Upon receipt of the termination notice at our office, Mikalo Oy’s maintenance will conduct a pre-inspection of the apartment. The timing of the pre-inspection will be agreed upon with the departing tenant. The purpose of the pre-inspection is to gather information about the condition of the apartment in advance and to prepare for any necessary repairs.
The landlord may show the apartment to potential new tenants from the date of receipt of the termination notice, at pre-agreed times on weekdays between 9:00 am and 4:00 pm.
Upon receiving a written termination notice for the apartment, the landlord is entitled to conduct an inspection of the apartment’s condition on weekdays between 9:00 am and 4:00 pm. The timing of the inspection will be agreed upon with the departing tenant. The purpose of the inspection is to gather information about the condition of the apartment in advance and to prepare for any necessary repairs. The tenant is obliged to inform the property manager in advance about any pets in the apartment.
Move-out Inspection
During the move-out process, the maintenance staff will inspect the condition of the apartment and, if necessary, take water meter readings for the final bill. It is advisable to conduct the final inspection of the apartment together with the maintenance staff so that any issues can be addressed during the inspection. All keys used by the tenant must be returned to the maintenance staff during the final inspection or left on the kitchen countertop. If apartment keys are lost, we will rekey the lock and charge the rekeying costs to the tenant.
Return of Security Deposit
The security deposit (and key deposit) will be returned approximately 2-3 weeks after the end of the lease term, once the apartment has been inspected and water billing and any other bills have been settled. The security deposit will be refunded to your account, so please remember to provide your account number when submitting the termination notice.
A final cleaning must be done
The cleaning requirements are detailed in the end-of-lease cleaning instructions, which will be provided to the departing tenant. End-of-Lease Cleaning Instructions
Apartments left in poor condition will be documented, and in case of disputes, statements from several Mikalo Oy staff members regarding the condition of the apartment will be used.
If the apartment is not properly cleaned, Mikalo Oy will arrange for cleaning. The tenant will be billed for the cleaning and any associated costs. These costs can amount to hundreds of euros.
Additionally, items must not be left in the apartments. Removing them will also incur charges.
The final inspection of the apartment will be conducted after the tenant has moved out. All keys to the apartment must be left inside the unit.
